Cooper Park Commons
AO is working with the Hudson Companies and St. Nicks Alliance, in collaboration with the NYC Department of Housing Preservation & Development, on the master planning and building design for the historic Greenpoint Hospital site in East Williamsburg, Brooklyn. Cooper Park Commons sensitively integrates new mixed-use buildings with the preserved and repurposed historic structures to provide over 550 affordable residences for families and seniors, a 200-bed shelter, community facilities, and retail space in a landscaped setting.
To promote beneficial community connections, the new buildings are positioned allowing open pathways through the site as well as strategic view corridors to the original buildings from the surrounding neighborhood. The buildings are articulated with subtle massing shifts and setbacks as well as material variations to acknowledge the adjacent historic structures and relieve the facades with plays of light, shadow, and reflection. Working with a rigorous geometry and strict budget, the brick masonry and facetted concrete rainscreen facades allow generous natural light into the residences and common areas. The Passive House project incorporates both interior and outdoor community gathering spaces and myriad sustainability features for the health and wellbeing of its occupants and their neighbors. The phased construction will begin in 2022.
